Description

Dwelling Docs — Home Management, Done Right.

Your home is likely your biggest investment. Dwelling Docs gives it the organized, detailed history it deserves — from the HVAC tune-up last spring to the warranty on your new water heater to every dollar you've spent since moving in. Whether you're preparing to sell, filing an insurance claim, or just tired of digging through folders trying to find a receipt, Dwelling Docs keeps everything in one place, always ready when you need it.

HOME HEALTH SCORE
Know where your home stands at a glance. Dwelling Docs calculates a real Health Score based on your maintenance history, active warranties, filed documents, and recurring upkeep — then gives you a grade from A+ to F. Tap through for a full breakdown and see exactly what to do next to bring your score up.

TRACK EVERY JOB
Log repairs and maintenance across all 10 home systems — HVAC, Plumbing, Electrical, Roof & Exterior, Appliances, Interior/Remodel, Landscaping, Pool & Spa, Security, and Foundation. Attach photos, link a contractor, record the cost, and set a warranty expiration date. Never wonder again when something was last serviced.

RECURRING MAINTENANCE
Set a service interval on any job — furnace filter, pest control, gutter cleaning — and Dwelling Docs will show you exactly when it's due next, right on your dashboard. One tap to relog when it's done.

DOCUMENT VAULT
Scan or import warranties, permits, inspection reports, insurance policies, HOA documents, tax records, manuals, contracts, and more. Every document is organized, searchable, and stored securely on your device. Set expiration dates and get notified before anything lapses.

EXPENSE TRACKING
Log every dollar — maintenance, utilities, insurance, HOA fees, mortgage payments, improvements, and permits. Set an annual budget and watch your progress in real time. Generate a full spending report broken down by category and time period.

INVESTMENT OVERVIEW
Enter your purchase price and an estimated current value to see your total amount invested, implied ROI, and how your maintenance spending has contributed to your home's worth. A clear picture of what your home has cost — and what it's worth today.

SEASONAL CHECKLISTS
Every season brings a new set of tasks. Dwelling Docs surfaces a smart, prioritized checklist each month — schedule the AC tune-up before summer, insulate pipes before the freeze, clean gutters before winter. Tap any suggestion to log it as a job instantly.

WARRANTY ALERTS
Never let a warranty slip by unnoticed. Active warranties are tracked on your dashboard with clear expiration dates and alerts when anything is expiring within 30 days.

CONTRACTOR DIRECTORY
Build a private directory of the contractors you actually trust. Save contact info, specialty, star rating, and personal notes — then link any contractor to the jobs they've completed.

APPLIANCE TRACKER
Keep a record of every appliance in your home — model number, purchase date, warranty, and service history — so you always have the details when something breaks or needs replacing.

SELL REPORT
Planning to sell? Generate a complete, organized summary of your home's maintenance history, improvements, and documents — everything a buyer or agent would want to see.

WIDGET SUPPORT
Keep your Home Health Score, upcoming maintenance, and budget progress visible at a glance on your Home Screen or Lock Screen with the included widget.

MULTIPLE PROPERTIES
Own more than one home? Dwelling Docs supports multiple properties, each with its own dashboard, history, documents, and Health Score.

What's new (v4.3)

• Inspection reports can now be shared as PDF — tap the share icon on any inspection detail to export and send a formatted report with room-by-room photos and conditions
• Insurance policies are now fully backed up — a previous gap meant insurance records were silently excluded from backups; all policies are now saved and restored correctly
• Minor code cleanup — removed an unused variable that generated a compiler warning
